- Action and filings are NOT automatic. The owner MUST complete a Form 425. The county CANNOT apply changes across the county without a Form 425 filed by the owner.
- Owners are encouraged to attach supporting documents that include photographs, reports, damage estimates, repair estimates, insurance documents, or other documents the owner wants considered.
- The damage MUST exceed 20% of the value of the improvement. If there is land damage, it MUST exceed 20% of the value. This is 20% of the assessor’s value for the current year. Please be prepared to provide this if asked.
- The Board of Equalization is the ONLY authority that can trigger a change in value.
- The form must be submitted on or before July 15th. Property owners have time, so there is no sense of urgency at this time.
- The BOE MUST review the submittals on or before August 10, 2024.
- The submitter will receive notification of a decision when the decision is made.
- The form MUST be submitted to the County Assessor and the County Clerk. They can accomplish this by using the email form425@douglascounty-ne.gov
- If they mail it in IT MUST GO TO BOTH the assessor and clerk’s office
